Terms and Conditions
OPENING HOURS
Monday to Friday: 8:30 AM to 9:00 PM
Saturday, Sunday, and holidays: 10:00 AM to 7:00 PM
RESERVATIONS
To confirm a reservation, guests must submit proof of payment along with the following information:
Full name
Date of birth
ID or Passport
CPF
Full address (including neighborhood, city, and zip code)
Phone number
Photo of all guests' IDs for authorization to enter the property
PAYMENT METHODS, RESERVATIONS, AND DEPOSIT
The reservation will be confirmed upon payment of 50% of the total stay. The remaining amount must be paid up to 7 days before check-in. For reservations made less than 15 days in advance, full payment must be made at the time of confirmation.
We accept:
Pix
Bank transfer
Credit card via Mercado Pago link, with payment in up to 12 installments, with interest charged to the customer.
Credit card via PayPal link, with payment in up to 2 installments, with a 5% surcharge.
We do not accept checks.
The reservation will be confirmed only after Búzios Hosting sends a confirmation email with the corresponding voucher code.
If the reserved property becomes unavailable due to force majeure, the customer may choose another property of similar standard or receive a full refund.
CHECK-IN
Standard check-in time: 3:00 PM to 10:00 PM (for properties without 24-hour security)
No time restrictions for properties with 24-hour security.
The customer must provide their arrival time and contact phone number in advance.
CHECK-OUT
Standard check-out time: 6:00 AM to 11:00 AM
Delays of more than 30 minutes will incur a R$50 fine or a full daily rate charge (after 12:00 PM)
CANCELLATION AND RESERVATION CHANGES
Cancellations:
Up to 24 hours after booking confirmation: full refund (provided check-in is more than 15 days away)
Between 30 and 15 days before check-in: 50% refund
Less than 15 days before check-in: no refund
Other cases:
No-show: no refund
Early departure: no refund
Date changes: only upon email confirmation from Búzios Hosting and subject to the current rate for the new date
Cancellation without immediate refund:
The company may terminate the contract without refund if:
Excessive number of occupants exceeds the Allowed
Disturbing the peace or disregarding condominium rules
Organizing unauthorized parties or events
Reports of drug or weapon use
Failure to pay the reservation or security deposit in full
INTERNET, TV, AND OUTSOURCED SERVICES
For properties with internet and/or cable TV, we do not guarantee the quality or uninterrupted operation of these services, as they are provided by third parties. Connection issues do not qualify for refunds.
GUEST RESPONSIBILITIES
Guests are responsible for maintaining the property and condominium amenities and must follow the rules of the property, which also apply to guests and visitors.
Violations resulting in fines will be deducted from the security deposit. Serious violations may result in early termination of the contract, without refund.
VISITORS
Some properties or condominiums do not allow visitors. If you wish to receive visitors, please consult our team in advance to recommend a suitable property.
ELECTRICITY AND GAS CONSUMPTION
Some contracts provide for separate charges for electricity and gas consumption. In these cases, the amounts corresponding to the length of the stay will be charged at check-out according to the terms and conditions of the listing.
JURISDICTION
The jurisdiction of the District of Armação dos Búzios, RJ, is hereby elected to resolve any doubts or disputes arising from this contract.
