1. Check-in at 3 PM - Check-out at 11 AM - Due to the need to block nights, for special needs please check availability and conditions;

2. Our check-in time is until 10 PM. Between 9 PM and 11 PM, there is an extra fee of R$100.00. Check-ins after 11 PM are not permitted.

3. Please note that we do not change bed linens and towels during your stay. If you require this service, please inquire via chat about the additional fee for changing linens;

4. We are not responsible for items left behind in the accommodation. If any item is found during the inspection, it may be kept for up to 14 days after check-out, only for collection by the guest or responsible party. For logistical reasons, we do not ship items via mail or carriers.

5. Electricity consumption will be free of charge up to 80 kWh. This is not a limit, but rather an amount of consumption already included in the stay. If these values ​​are exceeded, only the excess will be charged, based on the Eneel company's rate: R$ 1.33 per Kw/hr. A photograph of the meter will be taken upon arrival and at check-out;

6 - Locked cabinets, doors, or closed rooms will not be available for use;

7 - After confirmation of the reservation, a photo of the document of all guests, as well as the reservation holder, must be sent and must be present at check-in;

8 - Smoking is not allowed inside the house;

9 - Extra guests not informed are subject to an adjustment of R$180/day, provided they are within the house's capacity. Exceeding the capacity or violating the permitted limit results in a fine of R$ 2,500 (condominium fees) and immediate cancellation of the reservation;

10 - If it is necessary to receive visitors, they must be informed and authorized in advance, subject to availability and cannot exceed the house's capacity of 12 people;

11 - We are not responsible for damages caused by public services (electricity, internet, water) or closures in the common areas of the condominium, whether scheduled or urgent. There is no refund or cancellation of reservations, provided that the use of the private property is not compromised;

12 - At check-out, dishes must be washed and trash collected and disposed of in an appropriate place;

13 - Any incident must be reported immediately during your stay; we will give maximum priority to your requests;

14 - We allow small pets, limited to 1, provided they relieve themselves in appropriate places. In the house, we ask that they do not sleep on the upholstered furniture or beds. In the case of guests staying with pets, we generally do not charge extra, but if at check-out pet hair is found on the upholstery, or any damage to the furniture caused by the pet, this extra cleaning or repair will be charged to the guest;

15 - Nighttime quiet hours: 10 PM to 8 AM;

16 - Reservations are strictly prohibited for minors unless accompanied by their legal guardians.

17. As per condominium rules, the use of bottles, glasses, or any other glass container is prohibited in the shared pool area;

18 - The house has a housekeeper included in the stay, available up to 3 times a week, on days and times that can be adjusted according to your reservation (usually between 9 AM and 3 PM). She performs basic services such as making beds, washing dishes, and taking out the trash, helping to keep the environment organized during your stay. Extra services, such as meal preparation or additional requests, can be arranged separately.

19. Use of the condominium pool is permitted from 9 AM to 7 PM due to its proximity to the houses.

20 - For instant bookings, in order to guarantee proper cleaning and organization of the property, we request a period of 2 to 3 hours after booking confirmation before check-in is authorized. Bookings confirmed after 7 PM will be received the following day. In these cases, check-in may be authorized from 9 AM onwards, provided the property is already properly prepared.
