Our house is located in a 100% residential area, on a safe street. The infrastructure is fully equipped for guests who seek privacy, comfort, and convenience, less than 5 minutes from some of the main beaches that are highlights of Búzios tourism.

Our property offers full privacy, a walled house, a beautiful grassy outdoor area, and our sea view is breathtaking. All the gourmet areas shown in the photos, including the barbecue and pool, are for private use.

The house features 4 air-conditioned suites plus a guest restroom, spacious living rooms, large outdoor areas with a swimming pool, sun area, barbecue, and a fully equipped kitchen (with kitchenware, dinnerware, and appliances).

The house is very comfortable, everything is top quality and beautifully decorated. Perfect for those who want to relax, but do not want to give up on quality.

Alto de Búzios is an upscale area of the city, as most of its mansions offer a privileged view of the city and the beaches. The neighborhood is primarily residential, but it is served by delivery from all kinds of services. Since we are surrounded by beaches, access to most of them is easy and quick. Some of the closest beaches include Ferradura, Ferradurinha, Geribá, and Praia dos Amores.

Located at the top of Búzios, the ideal transportation is by private car or using a ride-sharing app.

1 - Check-in is at 3:00 PM and check-out is at 11:00 AM. Please note that specific night-blocking requirements apply; for special requests, please inquire about availability and conditions.

2 - Our check-in window closes at 10:00 PM. An extra fee of R$100.00 applies for check-ins between 9:00 PM and 11:00 PM. Check-ins after 11:00 PM are not permitted.

3 - Please be advised that we do not change bed linen or towels during your stay. If you wish to request this service, please contact us via chat for information regarding the additional fee.

4 - We are not responsible for items left behind in the accommodation. If an item is found during inspection, it may be held for up to 14 days after check-out, solely for collection by the guest or an authorized representative. Due to logistical constraints, we do not ship items via postal services or carriers.

5 - Electricity and water consumption are charged separately based on the following allowances: a quota of 30 kWh/day and 1 m³/day of water. Usage exceeding these limits will be billed at the rates charged by the utility companies (Enel: R$ 1.40/kWh; Prolagos: R$ 28.00/m³). Meter readings will be recorded at both check-in and check-out.

6 - Locked cabinets, doors, or rooms are not available for guest use.

7 - Following reservation confirmation, photos of the identification documents for all guests—including the primary reservation holder—must be submitted; the primary holder must be present at check-in.

8 - Smoking is not permitted inside the house.

9 - Unannounced extra guests are subject to a surcharge of R$180/day, provided the house's capacity is not exceeded. Exceeding the capacity or violating the occupancy limit will result in a fine of R$ 2,500 and immediate cancellation of the reservation. 10 - If you need to receive visitors, they must be announced and authorized in advance; this is subject to availability and the house's maximum capacity of 12 people;

11 - We are not liable for issues caused by utility services (electricity, internet, water). No refunds or cancellations will be issued provided the use of the private property itself is not compromised;

12 - Upon check-out, dishes must be washed, and trash collected and disposed of in the appropriate location;

13 - Any issues must be reported immediately during your stay; we will prioritize addressing them;

14 - Quiet hours are from 10:00 PM to 8:00 AM;

15 - Pets are not allowed;

16 - Booking by minors unaccompanied by their legal guardians is strictly prohibited;

17 - The use of glass bottles, glasses, or any other glass containers in the pool area is prohibited;

18 - For instant bookings, to ensure the property is properly cleaned and organized, we require a 2-to-3-hour window after confirmation before check-in is available. Bookings confirmed after 7:00 PM will be accommodated the following day. In such cases, check-in may be authorized from 9:00 AM, provided the property is ready.
