Garage for 2 cars, but the condominium offers additional rotating parking, so we can accommodate up to 3 vehicles: 2 in the house parking and 1 in the condominium parking if there is a spot available at the time;

1 - Check-in is at 3:00 PM, and check-out is at 11:00 AM. Please note that specific booking requirements may necessitate blocking off additional nights; please inquire about availability and terms for any special needs.

2 - Please be advised that we do not provide a change of bed linens or towels during your stay. If you would like this service, please reach out via chat for information regarding the additional fee.

3 - Electricity consumption up to 80 kWh and water consumption up to 3 m³ are included in your stay. This is not a strict limit, but rather an allowance covered by your booking. Should usage exceed these amounts, you will be charged only for the excess, based on the utility providers' rates: R$ 1.33 per kWh (Enel) and R$ 25.90 per m³ (Prolagos). Meter readings for both electricity and water will be recorded at check-in and check-out.

4 - We are not responsible for any personal items left behind in the accommodation. If an item is found during our inspection, it can be held for up to 14 days post-check-out, pending collection by the guest or an authorized representative. Due to logistical constraints, we do not ship items via postal services or courier companies.

5 - Locked cabinets, doors, or rooms are not available for guest use.

6 - Following reservation confirmation, you must provide a photograph of an identification document for every guest, including the primary guest (the person who made the booking). The primary guest must be present at the time of check-in.

7 - Smoking is not permitted inside the house.

8 - Additional guests who were not declared at the time of booking are subject to a surcharge of R$ 180 per day, provided they do not exceed the property's maximum occupancy. Exceeding the occupancy capacity or violating the permitted limit will result in a fine of R$ 2,500 (imposed by the condominium association) and the immediate cancellation of the reservation.

9 - Should you need to receive visitors, they must be declared and authorized in advance. This is subject to availability, and the total number of people in the house may not exceed its 12-person capacity.

10 - We are not responsible for issues caused by public utility services (electricity, internet, water) or the closure of common areas within the condominium, whether scheduled or due to an emergency. No refunds or reservation cancellations will be provided, provided that the use of the private property itself remains unaffected.

11 - At the time of check-out, all dishes must be washed, and all trash must be collected and disposed of in the appropriate location.

12 - Any issues that arise during your stay must be reported immediately; we will prioritize addressing such matters.

13 - It is prohibited to exceed a speed of 20 km/h within the condominium grounds. Violations will result in a fine equivalent to one month’s condominium fee (as established by the assembly), amounting to R$ 1,680.00.

14 - Quiet hours are in effect from 10:00 PM to 8:00 AM. The use of loud music, hosting parties, or creating persistent noise that disturbs other residents is prohibited. Violations will result in a fine equivalent to one month’s condominium fee (as established by the assembly), amounting to R$ 1,680.00.

15 - Pets are not permitted.

16 - It is strictly prohibited for minors to make a reservation unless accompanied by their legal guardians.

17 - For "instant" bookings, please allow 2 to 3 hours following confirmation for the property to be properly cleaned and prepared before check-in. Reservations confirmed after 7:00 PM will be accommodated starting the following day. In such cases, check-in may be permitted from 9:00 AM, provided the property is already properly prepared.
