1 - Check-in at 3:00 PM - Check-out at 11:00 AM. Please note that specific night-blocking requirements apply; for special requests, please inquire about availability and conditions;

2 - Please be advised that we do not change bed linen or towels during your stay. If you wish to have this service, please inquire via chat about the additional fee;

3 - Electricity and water consumption are charged separately based on the following rates: Enel (electricity): R$ 1.33 per kWh; Prolagos (water): R$ 31.90 per cubic meter (m³). Meter readings will be recorded at both check-in and check-out;

4 - We are not responsible for personal items left behind in the accommodation. If an item is found during the inspection, it may be held for up to 14 days post-check-out for collection by the guest or an authorized representative. Due to logistical constraints, we do not ship items via postal services or carriers;

5 - Locked cabinets, doors, or closed rooms are not available for guest use;

6 - Following reservation confirmation, photos of the identification documents for all guests—including the primary reservation holder—must be submitted; the primary holder must be present at check-in;

7 - Smoking is not permitted inside the house;

8 - Unreported extra guests are subject to a surcharge of R$ 180 per day, provided the house's capacity is not exceeded. Exceeding capacity or violating occupancy limits will result in a fine of R$ 2,500 (imposed by the gated community) and immediate cancellation of the reservation;

9 - Any visitors must be reported and authorized in advance; visits are subject to availability and the total number of people on the property cannot exceed the house's capacity of 12;

10 - We are not liable for issues caused by utility services (electricity, internet, water) or closures of common areas within the gated community, whether scheduled or due to emergencies. No refunds or reservation cancellations are permitted, provided the use of the private property is not compromised;

11 - Upon check-out, dishes must be left washed, and trash collected and disposed of in the appropriate location;

12 - Any issues must be reported immediately during your stay; we will give top priority to such requests;

13 - We allow up to two small pets, provided they relieve themselves in designated areas. Inside the house, we ask that they do not sleep on upholstered furniture or beds. While we generally do not charge extra for pets, if pet hair is found on upholstery or damage to furniture is caused by the pet upon check-out, the guest will be charged for the extra cleaning or repair costs;

14 - Quiet hours are from 10:00 PM to 8:00 AM;

15 - Reservations for minors unaccompanied by their legal guardians are strictly prohibited;

16 - Condominium rules prohibit the use of glass bottles, cups, or any other glass containers in the pool area;

17 - Pool use is permitted from 9:00 AM to 7:00 PM due to the proximity of nearby residences. The sauna operates exclusively on Fridays, Saturdays, and Sundays;

18 - For instant bookings, to ensure the property is properly cleaned and organized, we require a 2-to-3-hour window after booking confirmation before check-in is available. Reservations confirmed after 7:00 PM will be accommodated the following day. In such cases, check-in may be authorized from 9:00 AM, provided the property has been fully prepared.
