Duplex beachfront house in an excellent location with sea view, ideal for up to 6 guests!

The ground floor features a suite, dining room, fully equipped kitchen, and outdoor area with barbecue. Upstairs offers a living room with Smart TV, shared bathroom, and two air-conditioned bedrooms with double beds; one has a sea view.

Note: The house is attached to a larger property but has private and independent access. Pool and main house areas are not included.

The accommodation is located in Manguinhos, one of the most pleasant and well-situated areas of Búzios, with easy access to the beach, shops, restaurants, and the main attractions of the city. The sea in this area has a pleasant temperature, often 4º higher than Geribá beach, which is colder.

Right beside the beach, the location is privileged and features 3 bedrooms, with a sea view from one of them. It is an annex house to a larger property, but with an independent and private entrance for guests. The pool and other areas of the main house are not part of the accommodation and are not available for use or access.

The location is one of the main highlights! Close to Zandaya Resort, it is a premium and residential area, but very close to a wide range of amenities such as a 24-hour convenience store, gas station, fast food, barbecue club, and fresh produce market.

We provide bed and bath linen, hair dryer, iron, bath towels, and Wi-Fi. Everything for the comfort of our guests!

The house comfortably accommodates up to 6 guests and features 3 bedrooms, one of which is a suite.

On the ground floor, the house offers a fully equipped kitchen for daily use, 1 suite, a dining room with a large table for group meals, and a private outdoor area with a barbecue grill and furniture, creating a pleasant space for dining, gatherings, and relaxation during your stay.

Upstairs, there is a living room equipped with a sofa and Smart TV, providing an additional area for relaxation and entertainment, as well as a shared bathroom and 2 bedrooms.

About the accommodations, all with air conditioning:

1st ground floor suite: 1 double bed + wardrobe + air conditioning + bathroom (2 people)
2nd upstairs bedroom: 1 double bed + wardrobe + air conditioning (2 people)
3rd upstairs bedroom: 1 double bed + wardrobe + air conditioning (2 people)

The upper floor also features a shared bathroom serving both bedrooms.

Notes:

- The house is part of a larger property but has an independent structure for guests. The pool and areas belonging to the main house are not included in the rental and are not available for use.

- The property does not have private parking. However, it is located on a wide and quiet street where it is usually easy to find nearby parking spaces.

- Water and electricity consumption are charged separately, according to usage during your stay.

- Accommodation for up to one small pet is allowed, with an additional fee.

Manguinhos is an extremely delightful neighborhood to stay in. The local commerce is highly varied and complete, featuring pharmacies, bakeries, markets, fish markets, excellent restaurants, decor shops, convenience stores, gas stations, laundromats, and much more!

Manguinhos has a long beach with calm, warmer waters. It's ideal for walks and offers a beautiful golden sunset!

Porto da Barra is a strong tourist attraction, known for its collection of restaurants with diverse specialties. Visit and fall in love!

For tourists who do not have their own car during the trip, the city is very well served by app-based drivers such as Uber and 99 taxi.

In the surrounding area (up to 800 meters) from the house you will find: a gas station, 24-hour convenience store, supermarket, pharmacy, and bakery. José Ribeiro Dantas Avenue features a very complete commercial center.

1 - Check-in is at 3:00 PM; check-out is at 11:00 AM. Please note that specific night-blocking requirements apply; for special needs, please inquire about availability and conditions.
2 - Our check-in window closes at 10:00 PM. An extra fee of R$100.00 applies for check-ins between 9:00 PM and 11:00 PM. Check-ins after 11:00 PM are not permitted.
3 - Electricity and water consumption are billed separately based on utility provider rates: R$1.33 per kilowatt-hour for electricity and R$25.90 per cubic meter of water. Meter readings will be photographed at both check-in and check-out.
4 - Please note that we do not change bed linen or towels during your stay. If you would like this service, please contact us via chat for information regarding the additional fee.
5 - We are not responsible for items left behind in the accommodation. If an item is found during inspection, it may be held for up to 14 days after check-out for collection by the guest or an authorized representative. Due to logistical constraints, we do not ship items via mail or courier services.
6 - No parking space is provided.
7 - Locked cabinets, closed doors, or sealed-off rooms are not available for guest use.
8 - After the reservation is confirmed, you must send a photo of the identification document for every guest (including the primary reservation holder); the primary holder must be present at check-in.
9 - Smoking is not permitted inside the house.
10 - Unannounced extra guests are subject to a surcharge of R$180/day, provided the total number remains within the house's capacity. Exceeding the capacity or violating the occupancy limit results in a fine of R$1,300 and immediate cancellation of the reservation.
11 - If you need to receive visitors, they must be reported and authorized in advance. Visits are subject to availability and the total number of people (including guests and visitors) cannot exceed the house's capacity of 6 people. 12 - We are not liable for disruptions caused by utility services (electricity, internet, water). No refunds or cancellations will be issued provided the use of the private property itself remains unaffected;
13 - Upon check-out, dishes must be washed, and trash collected and disposed of in the appropriate location;
14 - Any issues must be reported immediately during your stay; we will prioritize addressing such matters;
15 - Quiet hours are from 10:00 PM to 8:00 AM;
16 - Guests may bring up to one (1) small pet for an additional fee. We recommend that the pet be accompanied at all times during the stay to avoid leaving it alone in the property;
17 - For instant bookings, we require a 2- to 3-hour window after confirmation to ensure the property is properly cleaned and prepared for check-in. Bookings confirmed after 7:00 PM will be accommodated the following day. In such cases, check-in may be authorized from 9:00 AM onwards, provided the property is ready.
