Our accommodation features a large lawn area and is pet friendly, a gourmet area with beverage freezer, spacious living rooms, fully equipped kitchen. Rate includes bed linen and towels (except for pool and beach), wi-fi, hairdryer, and iron.

Our house is located in a gated residential community with 24-hour security. The infrastructure is complete for those seeking privacy, comfort, and convenience, close to Rua das Pedras in downtown Búzios and several nearby beaches.

It will certainly delight the whole family! We accommodate up to 16 people and provide bed linen and towels.

Our unit is private and the house is fully enclosed. All the gourmet areas shown in the photos, the barbecue area, the swimming pool, and the trampoline are for your exclusive use.

There are 4 air-conditioned suites plus 1 single bedroom, spacious living rooms, large outdoor areas with a pool, sunbathing area, barbecue, and a fully equipped kitchen (with utensils, dishes, and appliances).

The house is very comfortable, ideal for those who want to relax in a safe environment with plenty of space.

Note: Pool and garden maintenance staff will access the exterior area of the house to perform services in the morning, three times a week;

Note 2: Living room and kitchen air conditioners are not available and are disabled for use;

Note 3: If you need housekeeping services, please consult us so we can recommend trusted individuals for cleaning and cooking.

Access to the space is provided through keys that will be given upon guest identification at a scheduled check-in time.

To get around Rua das Pedras, you can walk. To visit beaches, we suggest using a car or a ride-share service. The city has a large number of ride-share drivers.

1 - Check in at 3pm - Check out at 11am - Due to the need to block nights, for special needs, please check availability and conditions;

2 - We inform you that we do not change bed linen and towels during your stay. If you require this service, please inquire via chat about the additional fee for changing;

3 - Electricity consumption will be exempt from charge up to 80 kWh, and water consumption up to 3 m³. This is not a limit, but rather an amount of consumption already included in the stay. If these values are exceeded, only the excess will be charged, based on the rates of the companies Eneel: R$ 1.33 per kW/hr and Prolagos: R$ 25.90 per m3 (cubic meter). A photograph of the clock and water meter will be checked upon arrival and at the time of check out;

4 - We are not responsible for items left behind in the accommodation. If any item is found during the inspection, it may be kept for up to 14 days after check-out, only for collection by the guest or responsible party. For logistical reasons, we do not ship items via mail or courier services.

5 - Locked cabinets, doors or closed rooms will not be available for use;

6 - After the reservation is confirmed, a photo of the ID of all guests must be sent, as well as the person who made the reservation, and must be present at the time of check-in;

7 - Smoking is not permitted inside the house;

8 - Extra guests not informed are subject to a R$180/day adjustment, as long as they are within the house's capacity. Exceeding the capacity or violating the permitted limit results in a fine of R$2,500 (condominium) and immediate cancellation of the reservation.

9 - In case of needing to receive visitors, they must be informed and authorized in advance, subject to availability and cannot exceed the house's capacity of 16 people;

10 - We are not responsible for damages caused by public services (energy, internet, water) or closures in the common areas of the condominium, whether scheduled or urgent. There are no refunds or cancellations of reservations, as long as the use of the private property is not compromised;

11 - At check-out, dishes must be washed and trash collected and disposed of in an appropriate place;

12 - Any incidents must be reported immediately during your stay, and we will give top priority to requests;

13 - We allow up to 2 small animals, as long as they relieve themselves in appropriate places. In the house, we ask that they do not sleep on the upholstery or beds. In the case of accommodation with animals, as a rule, we do not charge extra, but if at the time of check-out we find the presence of fur on the upholstery, or any damage to the furniture caused by the pet, this extra cleaning or repair of the damage will be charged to the guest;

14 - Nighttime silence rule from 10:00 pm to 8:00 am;

15 - Reservations for minors without being accompanied by their legal guardians are expressly prohibited

16 - The use of bottles, glasses, or any other glass containers in the pool area is prohibited;

17 - For instant reservations, in order to ensure proper cleaning and organization of the property, we request a period of 2 to 3 hours after reservation confirmation for check-in to be authorized. Reservations confirmed after 7 PM will be received the following day. In these cases, check-in may be authorized from 9 AM onwards, provided the property is already properly prepared.
