Our accommodation features a large lawn area and is pet friendly, a gourmet area with beverage freezer, spacious living rooms, fully equipped kitchen. Rate includes bed linen and towels (except for pool and beach), wi-fi, hairdryer, and iron.

Our house is located in a gated residential community with 24-hour security. The infrastructure is complete for those seeking privacy, comfort, and convenience, close to Rua das Pedras in downtown Búzios and several nearby beaches.

It will certainly delight the whole family! We accommodate up to 16 people and provide bed linen and towels.

Our unit is private and the house is fully enclosed. All the gourmet areas shown in the photos, the barbecue area, the swimming pool, and the trampoline are for your exclusive use.

There are 4 air-conditioned suites plus 1 single bedroom, spacious living rooms, large outdoor areas with a pool, sunbathing area, barbecue, and a fully equipped kitchen (with utensils, dishes, and appliances).

The house is very comfortable, ideal for those who want to relax in a safe environment with plenty of space.

Note: Pool and garden maintenance staff will access the exterior area of the house to perform services in the morning, three times a week;

Note 2: Living room and kitchen air conditioners are not available and are disabled for use;

Note 3: If you need housekeeping services, please consult us so we can recommend trusted individuals for cleaning and cooking.

Access to the space is provided through keys that will be given upon guest identification at a scheduled check-in time.

To get around Rua das Pedras, you can walk. To visit beaches, we suggest using a car or a ride-share service. The city has a large number of ride-share drivers.

1 - Check-in at 3:00 PM - Check-out at 11:00 AM. Due to the need to block off nights, please inquire about availability and conditions for special requirements;

2 - Please note that we do not change bed linen or towels during your stay. If you wish to have this service, please check via chat for information regarding the additional fee;

3 - Electricity and water consumption will be charged separately based on utility company rates: Enel (R$ 1.33 per kWh) and Prolagos (R$ 25.90 per cubic meter/m³). Readings from the electricity and water meters will be recorded at check-in and check-out;

4 - We are not responsible for items left behind in the accommodation. If an item is found during inspection, it may be held for up to 14 days after check-out, solely for collection by the guest or an authorized representative. Due to logistical constraints, we do not ship items via postal services or carriers;

5 - Locked cabinets, doors, or closed rooms will not be available for use;

6 - After reservation confirmation, a photo of the ID document for every guest—including the primary reservation holder—must be submitted; the original documents must be presented at check-in;

7 - Smoking is not permitted inside the house;

8 - Unreported extra guests are subject to an additional charge of R$ 180/day, provided the total number remains within the house's capacity. Exceeding the capacity or violating the allowed limit will result in a fine of R$ 2,500 (charged by the gated community) and immediate cancellation of the reservation;

9 - If you need to receive visitors, they must be reported and authorized in advance; this is subject to availability and the total number of people (including guests and visitors) cannot exceed the house's capacity of 16;

10 - We are not responsible for issues caused by utility services (electricity, internet, water) or closures of common areas within the gated community, whether scheduled or due to urgent maintenance. No refunds or cancellations are permitted provided the use of the private property is not compromised;

11 - Upon check-out, dishes must be left washed, and trash collected and disposed of in the appropriate location;

12 - Any issues must be reported immediately during the stay; we will give top priority to such requests;

13 - We allow up to two small pets, provided they relieve themselves in designated areas. Inside the house, we ask that they do not sleep on upholstered furniture or beds. As a general rule, we do not charge extra for pets; however, if pet hair is found on upholstery or damage to furniture caused by the pet is discovered at check-out, the cost of extra cleaning or repairs will be charged to the guest;

14 - Quiet hours are from 10:00 PM to 8:00 AM;

15 - Booking by minors unaccompanied by their legal guardians is strictly prohibited;

16 - The use of glass bottles, cups, or any other glass containers in the pool area is prohibited;

17 - For instant bookings, to ensure the property is properly cleaned and organized, we require a 2-to-3-hour window after booking confirmation before check-in is available. Bookings confirmed after 7:00 PM will be accommodated the following day. In such cases, check-in may be authorized from 9:00 AM onwards, provided the property is fully prepared.
