3rd Upper Suite: 1 Queen bed, air conditioning, balcony, and bathroom (2 people);

4th Suite: Double bed + 1 single mattress, air conditioning, and bathroom (2 people);

* The house has free parking in front, but there is no garage space inside the property.

* To accommodate 10 people, we can provide up to 2 extra single mattresses, which guests can use as needed in the suites.

*If guests wish, we are available to recommend excellent housekeepers who can prepare breakfast, lunch, and organize the house as needed. We can also recommend grill masters if you need these extra services during your stay;

The house is independent and access is provided through keys that we will hand over personally. It is important to check the check-in and check-out times listed in the advertisement.

1 - Check-in is at 3:00 PM; check-out is at 11:00 AM. Please inquire about availability and conditions for special requirements;

2 - Our standard check-in time is until 9:00 PM. For special requests between 9:00 PM and 11:00 PM, an extra fee of R$150.00 applies, payable directly to the staff member handling the late check-in. Check-ins after 11:00 PM are not permitted.

3 - Please note that we do not change bed linen or towels during your stay. If you wish to request this service, please contact us via chat for information regarding the additional fee;

4 - We are not responsible for items left behind in the accommodation. If an item is found during inspection, it may be held for up to 14 days after check-out, solely for collection by the guest or an authorized representative. Due to logistical constraints, we do not ship items via postal services or carriers.

5 - Electricity consumption up to 80 kWh and water consumption up to 3 m³ are included in the stay. These are not strict limits, but rather consumption amounts already covered by the booking rate. If these amounts are exceeded, only the excess will be charged based on utility company rates: Enel (R$ 1.33 per kWh) and Prolagos (R$ 25.90 per m³). Meter readings (electricity and water) will be recorded at check-in and check-out;

6 - Locked cabinets, doors, or rooms are not available for guest use;

7 - After booking confirmation, photos of the identification documents for all guests—including the primary guest—must be submitted; the primary guest must be present at check-in;

8 - Smoking is not permitted inside the house;

9 - Unannounced extra guests are subject to an additional charge of R$180/day, provided the total number of guests remains within the house's capacity. Exceeding the capacity or violating the permitted limit results in a fine of R$ 1,500.00 for the infraction; failure to rectify the situation may lead to the immediate cancellation of the reservation;

10 - Any visitors must be authorized in advance, subject to availability, and the total number of people (including guests and visitors) must not exceed the house's capacity of 10;

11 - We are not liable for issues caused by utility services (electricity, internet, water). No refunds or cancellations will be issued provided that the use of the private property itself remains uncompromised;

12 - Upon check-out, dishes must be washed, and trash must be collected and disposed of in the appropriate location;

13 - Any issues must be reported immediately during your stay; we will give top priority to resolving such matters;

14 - Quiet hours are from 10:00 PM to 8:00 AM;

15 - We allow up to two small pets, provided they relieve themselves in appropriate areas. Inside the house, we ask that pets do not sleep on upholstered furniture or beds. While we generally do not charge an extra fee for pets, if pet hair is found on upholstery or if the pet causes damage to the furniture upon check-out, the cost of extra cleaning or repairs will be charged to the guest;

16 - For instant bookings, to ensure the property is properly cleaned and organized, we require a 2-to-3-hour window after confirmation before check-in is available. Bookings confirmed after 7:00 PM will be accommodated the following day; in such cases, check-in may be authorized from 9:00 AM, provided the property has been fully prepared.
