1 - Check-in at 3:00 PM - Check-out at 11:00 AM. Please inquire about availability and conditions for special requests, as these may require blocking off additional nights;

*Note: The latest check-in time is 9:00 PM.

An extra fee of R$100.00 applies for check-ins between 9:00 PM and 10:00 PM.

2 - Please note that we do not change bed linen or towels during your stay. If you wish to use this service, please contact us via chat for information regarding the additional fee;

3 - Electricity consumption up to 20 kWh/day and water consumption up to 1 m³/day are included in the rate. This is not a strict limit, but rather an allowance included in the stay. Only usage exceeding these amounts will be charged, based on utility company rates: Enel (R$ 1.33 per kWh) and Prolagos (R$ 25.90 per m³). Meter readings will be recorded at both check-in and check-out;

4 - We are not responsible for items left behind in the accommodation. If an item is found during the post-stay inspection, it can be held for up to 14 days after check-out for collection by the guest or an authorized representative. Due to logistical constraints, we do not ship items via mail or courier services;

5 - Locked cabinets, doors, or closed rooms are not available for guest use;

6 - After booking confirmation, you must submit photos of the identification documents for all guests (including the primary guest); the original documents must be presented at check-in;

7 - Smoking is not permitted inside the house;

8 - Unannounced extra guests are subject to an additional charge of R$180/day, provided the total number of guests remains within the house's capacity. Exceeding the capacity or violating the permitted limit results in a fine of R$ 2,500 (charged by the gated community) and immediate cancellation of the reservation.

9 - If you need to receive visitors, they must be reported and authorized in advance, subject to availability; the total number of people (including guests) cannot exceed the house's capacity of 12.

10 - We are not responsible for issues caused by utility services (electricity, internet, water) or closures of common areas within the gated community, whether scheduled or urgent. No refunds or cancellations will be issued provided the use of the private property itself is not compromised.

11 - Upon check-out, dishes must be washed, and trash collected and disposed of in the appropriate location.

12 - Any issues must be reported immediately during your stay; we will give top priority to resolving them.

13 - We allow up to two small pets, provided they relieve themselves in appropriate areas. Inside the house, we ask that they do not sleep on upholstered furniture or beds. While we generally do not charge an extra fee for pets, if pet hair is found on upholstery or if the pet causes damage to furniture upon check-out, the cost of extra cleaning or repairs will be charged to the guest.

14 - Quiet hours are from 10:00 PM to 8:00 AM.

15 - Reservations by minors unaccompanied by their legal guardians are strictly prohibited.

16 - Exceeding a speed of 20 km/h within the gated community is prohibited.

17 - Testing horns, revving engines, or using other devices that disturb the peace of the area is prohibited.

18 - For instant bookings, to ensure the property is properly cleaned and organized, we require a 2-to-3-hour window after booking confirmation before check-in is available. Reservations confirmed after 7:00 PM will be processed for the following day. In such cases, check-in may be permitted from 9:00 AM, provided the property is already fully prepared.
