Spacious and airy house with a complete private leisure area!

This house is truly charming! Comfortable and very welcoming, it offers peace of mind in a private condominium less than 150 meters from the beach.

It features 2 bedrooms and 2 suites, all with air conditioning. The kitchen is fully equipped, and the living room is spacious and airy, with lots of glass and wood.

The house is really cozy and very special.

In the outdoor area we have a private barbecue, private pool and sauna, as well as an area for sunbathing.

There is appropriate space for using a notebook and home office.

In the kitchen, we have all the elements that perfectly serve guests, such as pans, containers, accessories, crockery and cutlery;

All 4 bedrooms have air conditioning, double beds and two of them have additional single beds. We provide 2 single mattresses. We comfortably accommodate 12 people.

3-car garage;

Private entrance with 1 pedestrian gate and 1 garage door within the condominium;

Private leisure area with a barbecue grill, beer cooler, swimming pool, sauna, and lounge chairs;

Combined living and dining room, including a Smart TV, sofa, armchairs, and dining table;

Kitchen with all necessary utensils and appliances;

Bedrooms:

2 ground floor air-conditioned bedrooms (1 garden view and 1 pool view). Both have 1 double bed and 1 single bed;

1 suite on the upper level with a double bed and air conditioning.

1 bedroom next to the barbecue grill, outside the house, with 1 double bed and 1 single bed.

* Bed linens, towels, iron, and hairdryer are provided. * We provide two single mattresses - check availability.

Note: For electricity and water, we have a quota included in the reservation, and any excess is paid separately based on the clocks checked at check-in and check-out. Read our rules and ask questions in our chat.

Note: The gardener and pool attendant usually come in the morning for maintenance and cleaning. This is all to better serve you.

Check in takes place at scheduled times, key delivery will be in person;

Manguinhos is an extremely delightful neighborhood. Local commerce is extremely varied and complete, it is self-sufficient in relation to the city center as it has: Pharmacies, Bakeries, Markets, Fish Market, Great restaurants, decoration stores, convenience stores, Gas Stations, Laundry and much more!

The long beach with calm waters, warmer, ideal for walking and has a beautiful golden sunset! Porto da Barra is a strong tourist attraction as it is a stronghold of restaurants with different specialties. It’s about getting to know each other and falling in love!

For tourists who do not have their own car during their trip, the city is very well supplied with drivers using Uber and 99 taxi apps.

1 - Check-in at 3 PM - Check-out at 11 AM - Due to the need to block nights, for special needs please check availability and conditions;

*NOTE: Check-in deadline is 9 PM

Between 9 PM and 10 PM, there is an extra fee of R$100.00.

2 - Please note that we do not change bed linens and towels during your stay. If you require this service, please inquire via chat about the additional fee for changing linens;

3 - Electricity consumption is free up to 80 kWh, and water consumption is free up to 3 m³. This is not a limit, but rather a consumption amount already included in the stay. If these values are exceeded, only the excess will be charged, based on the rates of the companies Eneel: R$ 1.33 per kWh and Prolagos: R$ 25.90 per m³ (cubic meter). Photographs of the water meter and clock will be taken upon arrival and at check-out;

4 - We are not responsible for items left behind in the accommodation. If any item is found during the inspection, it may be kept for up to 14 days after check-out, only for collection by the guest or responsible party. For logistical reasons, we do not ship items via mail or courier services.

5 - Locked cabinets, doors, or closed rooms will not be available for use;

6 - After confirmation of the reservation, a photo of the document of all guests, as well as the reservation holder, must be sent and must be present at check-in;

7 - Smoking is not allowed inside the house;

8 - Extra guests not informed are subject to an additional charge of R$180/day, provided they are within the house's capacity. Exceeding capacity or violating the permitted limit results in a fine of R$2,500 (condominium fees) and immediate cancellation of the reservation;

9 - If it is necessary to receive visitors, they must be informed and authorized in advance, subject to availability and cannot exceed the house's capacity of 12 people;

10 - We are not responsible for damages caused by public services (electricity, internet, water) or closures in the common areas of the condominium, whether scheduled or urgent. There is no refund or cancellation of reservations, provided that the use of the private property is not compromised;

11 - At check-out, dishes must be washed and trash collected and disposed of in an appropriate place;

12 - Any incident must be reported immediately during your stay; we will give maximum priority to your requests;

13 - We allow small pets, limited to 1, provided they relieve themselves in appropriate places. In the house, we ask that they do not sleep on the upholstered furniture or beds. In the case of guests staying with pets, we generally do not charge extra, but if at check-out pet hair is found on the upholstery, or any damage to the furniture caused by the pet, this extra cleaning or repair will be charged to the guest;

14 - Nighttime quiet hours: 10:00 PM to 8:00 AM;

15 - Reservations for minors without legal guardians are strictly prohibited;

16 - Exceeding the speed limit of 20 km/h within the condominium is prohibited;

17 - Experimenting with horns, motors, and other devices capable of disturbing the peace is prohibited;

18 - For instant bookings, in order to guarantee proper cleaning and organization of the property, we request a period of 2 to 3 hours after booking confirmation before check-in is authorized. Bookings confirmed after 7 PM will be received the following day. In these cases, check-in may be authorized from 9 AM onwards, provided the property is already properly prepared.
